Both are IRS-recognized, and they’re not interchangeable in your favor — a small bedroom in a big house often nets a better deduction under room count than square footage. Run both before you file, then apply whichever you pick consistently across every shared expense, including depreciation on the rented portion.

The escape hatch: if you actually live in the home (more than 14 days of personal use easily clears that bar) and rent a room for fewer than 15 days total in the year, you don’t report the income at all — not on Schedule E, not anywhere. This is the same rule that lets you charge your cousin’s entire wedding party for couch space during the one weekend your town has no hotel rooms left, guilt-free.

One catch for later: as long as the rented room is part of your living space and not a separate unit (like a duplex), selling the home doesn’t require splitting the gain — your $250,000/$500,000 exclusion still covers the whole thing. The one piece that doesn’t get excluded is any depreciation you claimed on the rented portion after May 6, 1997; that comes back as taxable gain in the year of sale, no matter how small your total profit is. The IRS has a long memory and a short list of things it forgets, and your guest room is not on it.

The Quick & Bristly: Standard depreciation spreads a commercial building’s cost over 39 years (27.5 for residential rentals). A cost segregation study reclassifies 20–40% of that cost into 5-, 7-, and 15-year components — carpeting, specialty electrical, site improvements — now eligible for 100% bonus depreciation in year one under the OBBBA. Every building the IRS taxes is secretly several buildings stapled together. The structure itself depreciates over 39 years (commercial) or 27.5 (residential rentals) — long enough that the mortgage will be paid off before the tax code admits you own drywall. Everything inside or around it that isn’t structurally “the building” — carpeting, decorative lighting, certain electrical tied to specific equipment, parking lots, landscaping — can be sorted into much shorter categories: typically five, seven, or 15 years. A cost segregation study is the engineering-based analysis that does the sorting, and yes, someone will genuinely stand in your parking lot with a clipboard to do it.

Why the timing matters right now: the One Big Beautiful Bill Act permanently restored 100% bonus depreciation for property acquired and placed in service after Jan. 19, 2025. Anything reclassified into a five-, seven-, or 15-year bucket qualifies — deductible entirely in year one instead of over decades. A typical study identifies 20–40% of a building’s cost for reclassification. On $800,000 of depreciable basis, moving even a quarter of it into short-life property can shift tens of thousands of dollars of tax liability into the current year.

One detail trips people up: the bonus rate is locked in by the date the property was placed in service, not the date you run the study. A “look-back” study plus a Form 3115 accounting method change can capture missed depreciation years later, without amending old returns — but it can’t upgrade an older property to a better bonus rate than it originally earned.

|
The other side of the ledger: accelerated depreciation doesn’t vanish from the IRS’s memory just because a few tax years have gone by and you’ve moved on emotionally. Personal-property components (five- or seven-year life) are typically recaptured as ordinary income under §1245; real-property components fall under §1250, capped at a 25% rate. This usually still nets out strongly in your favor over a multi-year hold — but your CPA should know exactly what’s been accelerated before you list the building, not while your realtor is already staging the lobby.

Cost segregation tends to make sense once depreciable basis is around $500,000+, since study costs ($2,800–$15,000+, depending on complexity) need room to pay for themselves. And without real estate professional status, passive activity loss rules may delay how much of the deduction you can use against other income right away.
